Buying a Home Doesn't Have to Be Stressful

Buying a home is one of the biggest financial decisions you'll ever make, but it doesn't have to feel overwhelming. Whether you're a first-time buyer or you've purchased several homes before, understanding the process ahead of time can help you avoid surprises and make confident decisions.

Step 1: Decide What You Want

Step 2: Get Pre-Approved

Step 3: Start Searching

Once you're pre-approved, the fun begins!

We'll set up a customized MLS search based on your criteria so you'll receive new listings as soon as they hit the market.

Step 4: Tour Homes

Pictures don't always tell the whole story.

When viewing homes, we'll help you evaluate:

  • Floor plan 
  • Overall condition

  • Major maintenance items 
  • Remodeling potential 

We'll also answer any questions you have along the way.

Step 5: Make an Offer

Once you've found "the one," it's time to write an offer.

Your offer may include:

  • Other terms that protect your interests

Step 6: Negotiation

Step 7: Home Inspection

Once you're under contract, you'll typically have an opportunity to hire a professional home inspector.

  • Request a credit 
  • Renegotiate 
  • Exercise any contractual rights available to you

Step 8: Appraisal

If you're financing the purchase, your lender will usually order an appraisal.

The appraiser's job is to estimate the home's market value.

This protects both you and your lender by helping ensure the purchase price aligns with current market conditions.

Step 9: Final Loan Approval

During this stage your lender finishes verifying documents and prepares your loan for closing.

To help everything stay on track:

  • Avoid changing jobs if possible. 
  • Don't finance new furniture or vehicles. 
  • Avoid opening new credit accounts. 
  • Continue making payments on time. 
  • Respond quickly to lender requests. 

Step 10: Final Walk-Through

Just before closing, we'll complete a final walk-through of the property.

We'll verify that:

  • The home is in substantially the same condition. 
  • Agreed-upon repairs have been completed (if applicable). 
  • Included items remain with the property. 

Step 11: Closing Day

Congratulations!

You'll sign the remaining paperwork, complete the financial details of the transaction, and once everything is finalized and recorded, you'll officially become the owner of your new home! We'll meet up with you, and hand you the keys!
